On behalf of the Surety, VERTEX performed a takeover of all construction management activities for completion of this renovation and expansion project at the Broadview Public Library. The scope of work included installation of exterior siding and storefronts, new roofing, new mechanical/electrical/plumbing (MEP) systems, and high-quality interior finishes. The building design also included a sophisticated security and mechanical automation and integration system that required extensive coordination between mechanical and electrical trades. Exterior site work included installation of new electrical, water, and natural gas service lines, along with site lighting, landscaping, and paving. VERTEX also navigated additional challenges as the library remained occupied by staff during construction. To accommodate staff, the project was executed in phases to allow library personnel to access their work areas throughout the duration of the Project. VERTEX’s scope of services included a cost-to-complete analysis, contract ratification of all subcontractors and vendors, full-time supervision of work being performed, construction coordination, preparation of RFI’s and submittals, coordination of weekly Owner/Contractor/Architect meetings and Subcontractor coordination meetings, construction buyout, scheduling, and other construction management services.
