VERTEX was retained to investigate the cause and origin of reported water damages to a 5-story, 28-unit condominium complex. VERTEX’s investigation included a site inspection, interviews with applicable parties, a review of the domestic water system drawings, public records research, and moisture mapping.
VERTEX’s investigation concluded that the underground piping leak originated within the utility closet in Unit 106 where the water heater/AC was located. The cause of the loss was corrosion of the inner walls of the galvanized piping. The lack of a dielectric union between the copper and galvanized piping connections also contributed to the formation of corrosion. Due to the piping being installed in 1973 and severity of corrosion observed, VERTEX concluded that these conditions contributed to chronic (extending over an extended period of time) conditions likely longer than one year.
