VERTEX performed Lender’s Construction Monitoring Services for the West 29th Street project, which consists of the new construction of a ten-story residential building located in New York, New York. The 71,114 SF building has a total of 60 residential units ranging in size from studios to two-bedroom units. The First Floor includes the lobby and resident amenity spaces including a co-workspace and gym. Units on the Eighth, Ninth and Tenth Floors include exterior terraces.
The project included nine accessory parking spaces and bicycle parking for residents on the First Floor (grade level). Adjacent to the parking area is an exterior amenity garden for residents. The building’s structure consists of piles, grade beams, and a reinforced concrete slab and concrete slabs at each floor. The roof consists of a concrete structural slab, rigid insulation, and a fully reinforced cold fluid-applied roofing system. At the upper-level terraces, a series of pavers and pedestals were installed above rigid insulation, drainage mats, and a cold fluid-applied roofing system.
The exterior façade consists of brick masonry and EIFS, with brick predominantly at the South Elevation and EIFS predominantly at the North and West Elevations. The majority of the East Elevation abuts an existing structure, and this area remains unfinished. VERTEX was responsible for review of Contractor’s payment applications, consulting on change orders, and monitoring the Contractor’s schedule adherence, progress, quality of workmanship and safety on-site.
