A homeowner’s insurance carrier retained VERTEX to investigate a residential property to determine the cause and origin of distortions throughout the copper panel roofing. The copper panel roofs at attached and detached gazebos, a turret roof, and walkway roof which connected the main residence and pool house were experiencing waviness and undulations. VERTEX visited the site and met the Insured who granted access to the property. We reviewed the condition of the interior and exterior, including from the roof, as well as meteorological data. Ultimately, we determined that the cause of waviness in the copper panel roofing, also referred to as “oil canning” was due to deficient construction of the standing seams and possible residual stresses formed in the panels during fabrication and processing. The seam details at eaves were folded, which prevented the panels from expanding and contracting during normal temperature fluctuations. In some cases, the seams were also laid over near ridges and hips, which created a dual-pinned panel that further impeded thermal movement of the panels.
VERTEX’s observations and findings were presented to the insurance carrier in a written report. This project was a clear demonstration of issues that occur when metal roofing is not allowed proper expansion and contraction during routine temperature changes.
