A nationwide property manager requested VERTEX to review and improve the central air filtration in their managed properties, with an initial focus on healthcare facilities. VERTEX prepared a Coronavirus Response Preventative Maintenance Program-Filter Replacement Protocol to be employed by qualified building maintenance personnel for filter replacement in heating ventilation and air conditioning (HVAC) units servicing their managed facilities. This protocol is intended to assist in the control of a novel air contaminant (Corona virus) within an HVAC system by installing the highest efficiency air filters that do not exceed the static pressure limits of the HVAC. The protocol was developed by team Certified Industrial Hygienists (CIHs) and Professional Engineers, who serve on the VERTEX COVID-19 Senior Technical Team.
The written filter exchange protocol references the client’s Health & Safety Program, as well as, incorporates recommended guidelines issued by the Centers for Disease Control (CDC), World Health Organization guidelines and the American Standards for American Society of Heating, Refrigeration, and Air-Conditioning Engineers (ASHRAE). The protocol outlines safe practices during filter removal and replacement tasks including HVAC system evaluation, Personal Protection Equipment (PPE), area preparation, cleaning & disinfectant products and procedures, and disposal requirements. The protocol also includes confirmation of cleaning & disinfectant products used and a Job Completion Checklist. While the initial focus for higher risk healthcare facilities, this protocol is being used for all facility types worldwide.
