VERTEX performed Environmental Site Assessments (ESAs), Property Condition Assessments (PCAs), and Fire & Life Safety Assessments (FLSA) of a large industrial portfolio consisting of a total of 43 properties throughout Alabama, Florida, Georgia, North Carolina, and South Carolina. Overall, the property portfolio consisted of approximately 11.6 million square feet of building area occupied by 77 tenants in over 50 different buildings.
As an enhancement to the PCAs, various site measurements were recorded by VERTEX personnel, including building clear height, column spacing, building depth and width, dock opening dimensions, and truck court and dock apron depths.
The FLSAs evaluated the majority of the buildings in the portfolio for sprinkler system design, the condition of sprinkler piping, compliance with municipal codes, operating pressures, and backflow systems. Each system inspection was performed to identify recommended system upgrades, repairs, modifications, and additions.
The reports were presented to the client on a rolling basis, with draft reports delivered as early two-weeks after the first site visits were completed and the entire project completed in a five-week timeline. Milestone ‘red flag’ updates were provided on targeted dates, and findings were rolled up into a spreadsheet-based summary upon project completion.
