VERTEX is serving as the Owner’s Project Manager for two concurrent projects at the Lasell Village community. Lasell Village is a life plan community offering flexible living opportunities for 225 residents on the campus of Lasell University. 

The most recent phases of work include two projects. First, is the construction of McGuire Hall, a 119,000-square-foot independent living building that consists of 42 residential units, below-grade parking, and the relocation and renovation of a historic residence. Designed to meet Passive House certification standards, the new facility supports Lasell Village’s long-term goals for sustainability and resident-centered design. Second, is the renovation of an existing, occupied facility consisting of amenity, supported living and skilled nursing areas.

The project team has overseen the development of both projects from early planning through construction, incorporating feedback from residents and staff during the design process. The projects required several layers of permitting, including a Determination of Need from the Department of Public Health, Historic District Commission approval, zoning and land use approvals, and compliance with the Massachusetts opt-in energy code. The projects, with a combined budget of $110 million, include full-time onsite representation by the VERTEX team, and an ongoing construction impact plan designed to minimize disruption to the surrounding community.

In an earlier phase completed in 2019, additions to the facility included 780 square feet to the interior of the entrance area and 995 square feet to the dining area of the main Town Hall building. Both single-story additions were located within the interior courtyard of the property. The intent of the additional main entrance area square footage was to allow for a proper reception area and to improve the functionality of the space. The addition to the dining area created a pre-function area within the existing courtyard to better serve residents congregating outside of the dining area.
