VERTEX was retained as Owner’s Project Manager of the Modera Galleria project during the Construction and Closeout Phases. The Project consisted of a 5-story, wood-frame apartment community incorporating 321 apartments and a centrally located parking garage structure with a total project construction budget of $53,440,000. The Modera Galleria consists of various unit types totaling approximately 270,000 square feet of rental units, giving tenants a modern living experience complete with fitness center, clubhouse, courtyard pool, and outdoor activity areas. The owner is a joint venture between Mill Creek Residential Trust (MCRT), LLC, and Elite Investment, LLC, with MCRT managing the construction, development, and investment processes.
During the Construction Phase, VERTEX was responsible for payment requisition monitoring, regular attendance of Owner/Architect/Contractor meetings, and site walkthroughs, as well as reporting on project progress, schedule status, safety compliance, and analysis of change orders, among other responsibilities.
During the Project Closeout Phase, VERTEX was responsible for supporting the punchlist development and warranty/O&M manual submissions, as well as training coordination and as-built drawing review.
