Project 63 involves the new construction of a core and shell commercial building in the heart of Las Vegas, Nevada. The approximately 1.98-acre site sits at the corner of W. Harmon Avenue and S. Las Vegas Boulevard. The design team is utilizing portions of the existing foundation from the remains of the former Harmon Tower project, which was a 49-floor high-rise hotel/condominium combination that was partially constructed beginning in 2007 and subsequently demolished by 2015.
There will be approximately 130,000 square feet of above-grade construction with three levels of retail tenants (Levels 1 through 3) and one level with a high-end restaurant (Level 4). VERTEX performed a Construction Risk Assessment on the project, which also included a Structural Design Peer Review of the unique structural design building atop and modifying an existing foundation. VERTEX conducts monthly site visits and performs Construction Loan Monitoring for the Senior Lender on the project.
