VERTEX performed a Phase I ESA and Property Condition Assessment of a school consisting of two permanent buildings and five portable buildings. The school is in a fast-growing area of the Houston Metro Area.
A team of VERTEX assessors observed the property and adjoining parcels for potential environmental concerns. The assessment included a review of building systems (roof, HVAC, hot water, etc.), building exteriors, paving, and development of cost projections for a 12-year ownership term. As the client anticipated, significant renovation of the site buildings was needed. VERTEX also conducted a limited asbestos survey of interior finishes.
VERTEX also performed the site visitation and curbside assessment of neighboring properties, interviewed staff management and maintenance staff, reviewed public records available at municipal and state offices, and reviewed previous environmental reports and compliance documentation. The assessment was conducted during the Corona Virus ID-19 (COVID-19) pandemic. The work was conducted while the buildings were unoccupied. VERTEX personnel utilized personal protective equipment (PPE) and engineering controls to limit potential COVID-19 exposure risks while completing the scope of work in a timely manner. VERTEX completed the investigation and reports within budget and delivered the draft reports ahead of schedule.
