The project consisted of a new contemporary 4-story office condominium with a total of 15,000 sq. ft. The building infills the narrow vacant lot to the south of the Sugar Building in the historic district of lower downtown Denver known as LoDo. The addition includes a street-level canopy, a full basement, a rooftop deck and will connect at each floor to the Sugar Building. The structure consists of precast concrete ribbed slabs at the floors and roof that bear on precast walls, steel beams and columns. The lateral load system consists of precast shear walls and an exposed moment resisting steel frame at the front of the building due to the large amount of glass. The open floor plans express the structure which required close coordination of the appearance of the steel structure and connections with the architect.
