Our scope includes a thorough review of pay applications, contractor invoices, change orders, lien waivers, permits, and supporting documentation, combined with periodic on-site observations to confirm construction progress, assess workmanship quality, and validate budget adequacy and schedule adherence.
For projects requiring an assessment after construction is underway, VERTEX provides mid-construction review services that include an initial site visit, review of project plans, contracts, permits, and change orders, and an analysis of progress against schedule and budget. Our team provides a detailed narrative report that documents current construction status and identifies any cost or schedule risks requiring attention.
When a project requires repositioning, adaptive reuse or recapitalization, VERTEX provides comprehensive rehabilitation review services. One River North is a landmark 16-story luxury mixed-use high-rise in Denver featuring a highly distinctive biophilic design – including a 10-level rift inspired by Colorado’s canyon terrain, interior water features, a 4-level hiking trail, rooftop garden, and 6,813 SF amenity deck. The project’s architectural complexity and premium finishes required rigorous, ongoing construction oversight to validate progress and protect the lender’s financial exposure throughout the build.
VERTEX was engaged as the lender’s independent construction monitor for the duration of the project. Our scope included periodic on-site observations with the architect of record, owner/developer, and general contractor; monthly review of contractor payment applications, change orders, lien waivers, and permits; assessment of construction progress against the approved schedule and budget; quality of workmanship evaluations; and overall risk analysis. VERTEX provided regular reporting to the lending institution to support draw disbursement decisions and keep stakeholders informed of project status.
VERTEX’s independent monitoring provided the lender with continuous, reliable visibility into a high-profile, architecturally complex project from groundbreaking through completion. The 187-unit luxury residence was successfully delivered, with VERTEX’s reporting supporting timely and appropriate draw disbursements throughout the construction period.
